A Tenant’s Guide to Residential Lettings
Many of the tenancies offered by Luscombe Maye will be managed by our Lettings Department. Lettings Manager Andrew Stevenson, Senior Lettings Negotiator Ross Talbot & Senior Administrator Cathy Ley, provide support to managed tenancies to ensure properties are kept in good functional order with service intervals and essential maintenance reviewed regularly.
Within each tenancy agreement there are maintenance responsibilities for both landlord and tenant and within this framework Luscombe Maye seek to uphold the condition of tenanted properties.
We ask all tenants to co-operate with periodic inspections and we do encourage dialogue and regular contact with our tenants on all matters surrounding their tenancies. If your circumstances change we may assist to source follow-on accommodation or provide a reference. Our objective is to ensure your experience of renting through Luscombe Maye is a very positive one, in anticipation of our being able to offer further property services to you in the future.
Registration
If you wish to keep updated of rental properties please complete and submit our tenancy enquiry form so that we may send details of properties that suit your requirements. With hundreds of applicants each year we encourage all enquirers to be proactive and visit our rentals list online (Available to Let) on a regular basis.
Enquiries
If you see a property you like please register your interest by contacting us and completing our ‘Tenancy Enquiry Form’ giving as much information about your household and requirements. We will need to see that you meet our landlords stipulations for occupancy so please complete the form as fully as possible. We frequently receive multiple enquiries to view the properties we list. Rural properties and those in the popular towns of Totnes and Kingsbridge are particularly in demand. Under such circumstances it is sometimes not possible for every enquirer to view particularly if the outgoing tenant has yet to vacate and we need their consent to show people around.

Our affordability ratio is published on all particulars and is used as a guide to ensure the rent applied for is commensurate to household income. This exercise protects both landlord and applicant from entering into an arrangement that is unsustainable.
