SITUATION The land is situated just outside the village of Batson, in the South Hams area of South Devon.

The popular coastal town of Salcombe is approximately 0.9 miles to the south west. Kingsbridge is approximately 5.5 miles to the north, while the A38 dual carriageway expressway, connecting to the M5 motorway and national road network, is approximately 15.5 miles to the north.

DESCRIPTION By reference to the attached plan, the land at Batson is divided into two enclosures (8799 - 3.38 acres and 0497 - 3.71 acres) which is being offered for sale as a whole or in two lots to suit purchasers requirements. Buyers are invited to submit offers for the whole or as two lots (see Method of Sale below).

The total area of the two lots combined amounts to 7.09 acres (2.87 hectares) in all.

The land is all down to permanent grass and is of a gentle south and east facing gradient and has been used mainly for livestock grazing in the past. The land offers potential for use as a pony paddock/recreation/amenity, subject to obtaining the necessary planning consent.

Access to the land can be gained through the single vehicular width metal gateway in the north-western corner of the land.

The land is bordered by a public highway on the west boundary, and other agricultural land on the north, south and east boundaries.

FENCING In the event that the land is sold in two lots then the seller will undertake to supply and erect a standard agricultural stock proof fence between points A and B along the north boundary of 8799 to allow access to 0497. A joint access compound will be created inside the gateway off the road allowing access to both enclosures.

WATER The seller will undertake to supply and install a sub metered mains water supply to a cattle drinking trough to each lot (or to the whole), within eight weeks following legal completion.

TENURE The land is being offered for sale on a freehold basis with vacant possession being available on legal completion.

PUBLIC RIGHTS OF WAY There are no public rights of way across the land as far as are known.

SPORTING AND MINERAL RIGHTS All sporting and mineral rights are included in the sale, as far as are known.
