SITUATION The land at Malborough is situated on the edge of the village of Malborough, between the towns of Kingsbridge (4 miles) and Salcombe (3 miles), in the South Hams area of South Devon.

The A38 dual carriage expressway, connecting to the M5 motorway and nation road network, being about 15 miles to the north.

Access to the land is by means of a right of way over a shared access track, believed to belong to Devon County Council. It is also used as a public footpath and bridleway and by others who access land off the track.

With a gentle west facing slope, the land is bordered by mature hedgebank on the east and west boundaries, and a stock-proof fence on both the north and south boundaries.

The land has in the past been used for horticulture/general recreation/amenity purposes, but offers potential for other uses, subject to obtaining the necessary planning consent.

SERVICES There are no services connected to the land and prospective buyers are advised to make their own enquiries of South West Water and Western Power for mains water and/or electric supplies, should they chose to do so.

TENURE The land is being offered for sale on a freehold basis with vacant possession available on completion.

METHOD OF SALE The land is being offered for sale by Formal Tender (unless sold prior), with a closing date of Friday, 19 August 2022 at 12 noon.

Tenders must be submitted to 62 Fore Street, Kingsbridge in an envelope clearly marked 'Land at Malborough'.

Buyers who wish to submit a tender will be required to sign a legal contract and provide a cheque equivalent to 10% of their offer price, as their tender. If either of these two component parts are not submitted, their tender risks being declined.

A tender which is accepted by the seller will be treated as a binding contract and immediately constitute an exchange of contracts. Legal completion and payment of the balance of the purchase price will follow approximately 28 days later, or in the time frame as set out in the legal pack.

The seller does not undertake to accept the highest or any of the offers and the seller reserves the right to withdraw, alter or amend the way in which the land is offered for sale.
