SITUATION Mammoth Trees is situated just outside the village of South Brent in the South Hams area of South Devon, on the southern foothills of Dartmoor National Park. The nearby town of Ivybridge is approximately 6 miles to the south-west, the Elizabethan town of Totnes approximately 6 and a half miles to the east, while the A38 dual carriageway expressway, connecting to the M5 motorway and national road network, is approximately 1 mile to the east.

DESCRIPTION Extending in all to approximately 1.49 acres (0.60 hectares) as is outlined in red on the site plan, the land is currently being used for a permaculture project.

The land is predominantly of a gentle south facing gradient and benefits from mature Walnut trees, to include Medler, Pear & Cherry trees, amongst two apple orchards.
