DIRECTIONS From the roundabout at Hillhead at Brixham, follow the signs to Dartmouth/Kingswear and after about 50 yards bear left for Kingswear. Proceed along this road for about 50 yards and turn left into Penhill Lane. Proceed down Penhill Lane, through a gate (stating 'No Parking' on the gate) onto a public byway. Continue for about 50 yards and the gateway entrance into the land will be found on the left hand side.

NOTE: Leave vehicles at the junction of the A379 with Slappers Hill (the "bear left for Kingswear" junction), as it is not possible to park at the entrance to the land.

SITUATION The land is situated between Kingswear and Brixham in South Devon.

The centre of Brixham is about 3 miles away, Paignton about 6 miles distant and the South Devon expressway, connecting to the M5 motorway and national road network, being about 9 miles away.

DESCRIPTION The land part Ocean View Farm extends to approximately 7.51 acres (3.04 hectares) of agricultural land, which in the past has been used for livestock grazing purposes but also offers the potential for use as a pony paddock/recreation/amenity, subject to obtaining the necessary planning consent.

The land is divided into two enclosures and offers a combination of gentle, moderate and in places steep north, east, south and west facing slopes.

The land benefits from a spring water supply which feeds a cattle drinking trough in the southerly enclosure.

The land is bordered mainly by a public byway on the west boundary (residential properties at the north end) and agricultural land on the east and south boundaries.

At the higher level on the lower field are views of the sea.

TENURE The land is being offered for sale on a freehold basis with vacant possession being available on legal completion.

PUBLIC RIGHTS OF WAY There are no public rights of way across the land, however there is a public byway which runs along the west boundary of the land.

SPORTING AND MINERAL RIGHTS All sporting and mineral rights are included in the sale, as far as are known.

BASIC PAYMENT SCHEME The land is registered with the Rural Payments Agency for the Basic Payment Scheme, however the entitlements matching the area of the land will not be included in the sale.
