SITUATION This land at Higher Yanston is situated between the village of Loddiswell and the hamlet of Idston, in the South Hams area of South Devon.

The nearby town of Kingsbridge is about 4 miles to the south and the A38 dual carriageway expressway, connecting to the M5 motorway and national road network, being about 10 miles to the north.

DESCRIPTION Higher Yanston Paddock amounts to some 2.54 acres (1.03 hectares) of gently sloping permanent pasture, on the north side of the road leading from Loddiswell to Idston.

Access to the land is by means of a right of way over a shared track (highlighted blue) through one of two access gates, on the west boundary of the land being offered for sale. This access track is being retained by the seller as it also provides them with access to their agricultural land to the north.

The land in the past has been used for livestock grazing purposes but offers the potential for use as a pony paddock or for general recreation/amenity use, subject to obtaining any necessary planning consents that might be required for the intended use.

WATER SUPPLY A separate metered mains water supply pipe is located nearby (as approximately indicated by the letter "P" on the site plan) and available to connect to subject to South West Water regulations. The buyer will be responsible for arranging a connection to this supply. The existing private supply to the cattle drinking trough will be disconnected by the seller.
