DIRECTIONS From Yealmpton, head west on the A379 for approximately 0.6 miles. A little beyond Ben's Farmshop (on the right), take the left hand turning just before the entrance to Kitley House. Continue along the road for approximately 1 mile. At the junction opposite the Woodland Burial Ground (signposted), turn left and continue along this road for 0.4 miles and the entrance to the land will be found on the left-hand side.

SITUATION The land is situated approximately 1.3 miles north of the popular waterside village of Newton Ferrers in the South Hams area of South Devon. The nearby village of Yealmpton is about 2 miles away.

The land is gently undulating with a south facing gradient and may be accessed through a gateway off the council-maintained highway from Collaton Cross.

The land is bounded by well-established, mature Devon hedgebank and bordered by a combination of the council-maintained road to the west, and other agricultural land on the remaining boundaries.


WATER SUPPLY There is currently no mains water supply connected to the land, however a stream water supply runs along the south boundary.

Buyers are advised to make their own enquiries of South West Water to find out the location of the nearest mains water supply pipe.

RIGHTS OF WAY There are no public rights of way across the land as far as is known.

SPORTING RIGHTS The sporting rights are included with the sale of the land, however the land is currently subject to a 5-year sporting licence, a copy of which is available on request.

Notice may be issued to the licensee to bring this 5-year licence to an end but must be issued prior to 1 March 2022.

The field is utilised for the purposes of picking up game birds only.
