Property Description:

LOT 2B: HIGHLIGHTED IN YELLOW ON THE PLAN Lot 2B comprises approximately 20.41 acres of pasture with good access from the main highway. There is a timber stable block with four loose boxes and a fodder store, as well as a steel framed general purpose barn.

LOCATION Chineway Farm occupies an enviable, secluded position within the East Devon Area of Outstanding Natural Beauty. Despite its rural setting, communication links are excellent; the property is just 2.5 miles away from Ottery St. Mary and 4.5 miles from the Jurassic Coast at Sidmouth. The Jurassic Coast is a designated World Heritage Site which covers 95 miles of beautiful coastline from Orcombe Point in East Devon to Old Harry Rocks in Dorset. The South West Coast Path passes through Sidmouth, which is England's longest waymarked long-distance footpath and a National Trail. It stretches for 630 miles, running from Minehead in Somerset, along the coasts of Devon and Cornwall, to Poole Harbour in Dorset. There are sailing opportunities from the Axe Yacht Club, Seaton and Beer Sailing Clubs. For the golfing enthusiast there are courses at Tiverton, Seaton, Lyme Regis, Honiton, Sidmouth and Woodbury. There is also ample opportunity for walking and riding direct from the property itself.

The attractive village of Ottery St. Mary offers an excellent range of local shops and amenities. A greater variety of facilities is provided in Sidmouth, which has numerous independent shops, churches, schools, a Post Office, health centre, cottage hospital, library, theatre and an Art Deco cinema. Sidmouth has three supermarkets, including a large Waitrose, and the town has also won several coveted 'Britain in Bloom' nominations. Meanwhile, the cathedral city of Exeter, approximately 10.2 miles to the west, offers an even wider choice of cultural activities with theatres, the RAMM museum, an arts centre and a wealth of good restaurants and shopping including John Lewis.

There is an excellent range of state and private schools in the area including Blundell's near Tiverton, Colyton Grammar School, Exeter School, Exeter College and The Maynard School. King's Hall Preparatory School, King's College, Queen's College and Taunton School are also popular. Primary schools in the area include Sidmouth and Ottery St. Mary. Exeter University is recognised as one of the best universities in the country.

The area is well served with road and rail links. The M5 motorway at Exeter provides links to the A38 to Plymouth and Cornwall, the A30 to the South and Bristol and London to the North and East. There are frequent rail services from Exeter St. David's to London Paddington from just over two hours and from Honiton Station to London Waterloo in approximately two hours 40 minutes. Exeter International Airport, approximately 10.7 miles away from Chineway Farm, offers an ever increasing number of domestic and international flights including daily flights to London City Airport.

DIRECTIONS From Exeter, follow the A30 in the direction of Honiton. Take the B3174 exit towards Ottery St. Mary/Whimple. At the first roundabout, take the third exit to Exeter Road/B3174 and then shortly afterwards, at the second roundabout, take the first exit into Exeter Road. Follow the road into the village of Ottery St. Mary and turn right onto Hind Street (signposted for Honiton/ Seaton/Sidmouth). Continue through the village, following the signs for Seaton, along Yonder Street and continuing as it becomes Chineway Road. Follow Chineway Road out of the village for approximately 2 miles, proceeding up the hill through the forest, and the entrance to Chineway is on the right hand side shortly after passing the Chineway Head junction sign.
