DIRECTIONS At Coles Cross, follow the road towards East Allington and the land will be found immediately on the left hand side, only a short distance beyond Coles Cross.

SITUATION The pony paddock and sand school at Coles Cross is situated about 2 miles south of the village of East Allington, in the heart of the South Hams area of South Devon.

The nearest town of Kingsbridge is about 4 miles away, the A38 dual carriageway expressway, connecting to the M5 motorway and national road network, being some 10 miles to the north.

DESCRIPTION Planning consent was granted by South Hams District Council (application number 3049/19/FUL) on 12 October 2020 for improved access, provision of a track and manege and since this consent was granted, the seller has constructed the sand school and improved access.

The full extent of the land is as approximately outlined on the site plan incorporated within the sales particulars.

With a combination of gentle and moderate south, north, east and west facing slopes the land is all down to grass and ideally suited as a pony paddock or for general recreation/amenity use, subject to gaining the necessary planning consents.

SERVICES There is currently no services connected to the land but it is understood that a mains water supply is located in the road against the north boundary. Prospective buyers are advised to make their own enquiries of South West Water as to the potential for connecting to this supply to serve the land.

TENURE The land is being offered for sale on a freehold basis with vacant possession being available on legal completion.

PUBLIC RIGHTS OF WAY There are no public rights of way over the land as far as are known.

BASIC PAYMENT SCHEME The land is registered with the Rural Payments Agency for the Basic Payment Scheme but no entitlements are included in the sale.

ENVIRONMENTAL STEWARDSHIP The land is not subject to any Environmental or Countryside Stewardship agreements.

BUYERS UNDERTAKING The buyer will be required to discharge the final landscaping condition in relation to the planning permission granted, such that some saplings need to be planted on the hedgebank as per the approved drawings. This was not done by the seller as a supplier of saplings could not be found in time for the planting season.

METHOD OF SALE The pony paddock and sand school at Coles Cross is offered for sale by Informal Tender (unless sold prior) such that buyers are invited to submit their highest and final offers in a sealed envelope by Wednesday, 12 May 2021 at 12 noon. The seller does not undertake to accept the highest or any of the offers and the seller reserves the right to withdraw, alter or amend the way in which the land is offered for sale.
