Bramble Lodge sits in a truly exceptional location between the rugged and dramatic Dartmoor National Park and the glorious South Hams coastline in South Devon. The South Devon coastline offers many beautiful unspoilt beaches and fabulous coastal walks, with the stunning golden sands of Wonwell, Bigbury on Sea, Bantham and Salcombe only a short distance away.
Modbury is a picturesque Georgian town situated in an 'Area of Outstanding Natural Beauty', and is only about 4 miles from the nearest beach. Some two hundred years ago it was extremely prosperous being the local market town and a centre for the wool trade. Today there is a good range of local shops including a butcher, baker, grocers, hardware store, chemist, delicatessen and a number of gift and antique shops. Other amenities include a primary school, health centre, dentist, veterinary surgery and mobile library. For more comprehensive shopping, Kingsbridge is to the South and Plymouth is about 12 miles to the West. Modbury is on the main bus route and is also only about five miles from the A38. Nearby there are fine cliff top and coastal walks, other beaches and coves, with sailing at Salcombe and Newton Ferrers, 18 hole golf courses at Thurlestone and Bigbury and Dartmoor National Park is several miles to the North. The internal living space has been designed for entertaining or just watching the view from large double French windows, which lead straight out onto the decking area.
The lodge has a contemporary feel whilst enjoying a country setting and every care has been taken to ensure that this home is a relaxing escape in any season.
The soft colour of its cedar cladding is brought to life with the grey slate style pitched roof, galvanised guttering and cream framed light enhancing windows. The vaulted ceilings create a home with impressive looks that sits happily in its surroundings. The walls are painted in colours which not only reflect the light but maximise the feeling of space.
Moorview Park is open 12 months of the year. Although this is a second home and cannot be used as a main residence it can be occupied throughout the year. Bramble Lodge comes fully furnished and equipped for use as a holiday retreat or to holiday let.
Wood and glass decking encompasses the outside living space which enjoys wonderful rural views and is the perfect spot to enjoy the glorious sun sets and offers protection and comfort on warm summer evenings for alfresco dining. The property is held on a 80 year licence with 74 years remaining. The annual pitch fee currently equates to £3,146.88 plus VAT per annum and includes maintenance of the grounds, sewerage, drainage and street lighting. Rates payable are £70.20 plus VAT per quarter. Gas, water and electricity are metered separately. The lodge cannot be used as a permanent home and any prospective purchaser will be required to provide evidence of their current permanent address by way of their most recent council tax bill and a utility bill dated within the last 3 months. From the Luscombe Maye Modbury office proceed up Brownston Street and stay on this road for about 4 miles heading towards Dartmouth. Moor View Touring Park can be found on your right hand side. On arrival at the Moor View entrance, there will be a barrier. This will lift automatically as you approach closely.
