Modbury is a picturesque Georgian town situated in an 'Area of Outstanding Natural Beauty', and is only about 4 miles from the nearest beach. Some two hundred years ago it was extremely prosperous being the local market town and a centre for the wool trade. Today there is a good range of local shops including a butcher, baker, grocers, hardware store, chemist, delicatessen and a number of gift and antique shops. Other amenities include a primary school, health centre, dentist, veterinary surgery and mobile library.
For more comprehensive shopping, Kingsbridge is to the South and Plymouth is about 12 miles to the West. Modbury is on the main bus route and is also only about five miles from the A38. Nearby there are fine cliff top and coastal walks, other beaches and coves, with sailing at Salcombe and Newton Ferrers, 18 hole golf courses at Thurlestone and Bigbury and Dartmoor National Park is several miles to the North. ACCOMMODATION
The property is approached over a tarmac driveway and entered via a upvc front door into a light and spacious entrance vestibule with a window to the side and a cloaks cupboard. A further door takes you into the hallway with doors leading off to two bedrooms on the right and the spacious master bedroom and en-suite off to the left. The family bathroom and a hall cupboard housing the pressurised water tank are also accessed via the hallway with both bathrooms having baths with showers over. The living accommodation is at the rear of the property with all rooms overlooking the garden. The sitting room has a built-in woodburning stove as well as radiators and an opening leads through to the dining room which has been created by an extension to the original footprint of the property. The dining room has patio doors to the rear garden as well as a picture window overlooking the side garden. The sitting room is very spacious with plenty of natural light courtesy of French doors which lead into a glazed conservatory with further access from here into the garden.
An oil fired rayburn is an attractive feature in the kitchen which is comprehensively fitted with a range of pine base and eye level units incorporating a ceramic hob and built-in eye level oven. A picture window overlooks the rear garden and is mirrored in the next door utility room which has units to match the kitchen as well as space for washing machine/dishwasher and tumble dryer. The oil fired boiler is also located in this room. A door leads from the utility into a side porch with access outside and a useful storage/cloaks cupboard. A further door opens into a small shower/cloakroom. OUTSIDE
The bungalow sits centrally on a totally level and generously proportioned plot. A tarmac driveway at the front offers parking for several cars in addition to the single garage which has an electronic roller shutter door. A pathway runs both sides of the property to the rear with gates providing both security and privacy. Along one pathway are a range of espalier fruit trees with a fruit/vegetable cage at the other side of the bungalow. The oil tank is located in the rear garden which has lawned areas with paths formed to give access to the various outbuildings and workshop. As the rear of the property faces almost due south the garden is delightfully sunny and sheltered. SERVICES
