Property Description:

DESCRIPTION Mew Stone East is an outstanding contemporary house, meticulously presented and maintained by the current owners, with far-reaching uninterrupted views across the Salcombe Estuary towards East Portlemouth and the countryside beyond, much of which is protected by National Trust land.

The property is located in an elevated position yet less than a five minutes' walk from the town centre, giving it unrivalled views of the water.

This impressive position also enables the property to take full advantage of the sunshine throughout the day and this is complemented by a series of terraced gardens both to the front and the rear of the house.

There was no compromise when the property was built about 8 years ago. The current owners have lavished time and attention to ensure the property has been maintained to exacting standards, both inside and out. The house has been extensively fitted with modern technology including lighting, underfloor heating, engineering structure and design. A lift from the garaging area at lower ground floor level ascends to the floor above, where a covered walkway gives direct access into the house. There is room for two cars in the garage, together with storage space and a shower.

SITUATION Mew Stone East is located a stone's throw from the heart of Salcombe, less than 5 minutes' walk to the shops, restaurants, cafes and waterfront in the town. The house was built to capitalise on the fantastic view, which takes on a infinity-like effect as you sit comfortably above the other rooftops, giving superb views across the Estuary as well down towards South Pool.

Salcombe is one of the most popular destinations on the South Coast with year-round appeal. It has numerous sandy beaches, coves and calm sheltered waters, together with the beautiful South Hams countryside, much of which is in an Area of Outstanding Natural Beauty. These attributes combine to make it an ideal location for dinghy sailing, cruising, paddle-boarding and gig rowing. For those who love the countryside, there are long walks both East and West following the South West Coastal Path, which runs through Salcombe, together with the many other footpaths in the area.

The beautiful National Trust gardens at Overbecks are situated a short way out of Salcombe beyond the beaches at North and South Sands, benefitting from our micro-climate and offering a wide range of semi-tropical plants to admire in this stunning setting, including bananas, lemons and oranges.

The sandy beaches in Salcombe are reached via passenger ferry, either to South Sands beach or the string of sandy beaches in East Portlemouth, which runs all year round.

Salcombe continues to be a very popular sailing location, with sheltered moorings and good day sailing locally. There is plenty of opportunity to sail along the south coast, either east towards Weymouth and Portland, or west towards Plymouth and Fowey. For those more adventurous amongst us the Channel Islands and French coast are within easy reach and offer a more challenging sail, making them a perfect short cruising destination.

The town retains much of its original charm as an old fishing village, with a generous array of restaurants and cafes, local pubs and shops as well as a Spa at the Salcombe Harbour Hotel. More extensive shopping can be found in the market town of Kingsbridge, 6 miles from Salcombe, where there is a plethora of independent shops, larger supermarkets and additional health care facilities. There is a primary school in Salcombe and an OFSTED 'outstanding' rated secondary school in Kingsbridge.

ACCOMMODATION The living accommodation of the house has been designed on three levels:

UPPER LEVEL (SECOND FLOOR)
This level is at the heart of the house. The open-plan design allows day-to-day living with the benefit of outstanding views across the Estuary from the stunning, expansive balcony. The generous sitting area is flooded with natural light from the sliding doors onto the balcony as well as from the extensive ceiling windows. There is then a more intimate, cosy area with gas fire for sitting and entertaining in the centre of the room, with space for a large dining table. The kitchen area has two large island units, including a breakfast bar, with built-in Gaggenau hob and extractor. There are further fitted Bulthaup units including a large Gaggenau oven, built-in fridge and freezer, wine fridge and ample storage cupboards. There is a sliding glass door to the side giving access to the rear garden/patio area.

MIDDLE LEVEL (FIRST FLOOR)
The main entrance to the property is found on this level, with a covered walkway from the lift. There is also a separate cloakroom. To the front of the building there is a stunning Master Bedroom Suite with an extensive walk-in wardrobe area and an en-suite bathroom with double shower, bath, walnut vanity unit with twin wash hand basins, bidet and w.c. An east facing terrace with sliding doors provides this room with further Estuary views and captures the morning light. There is a further double bedroom with en-suite shower/steam room on this level with a sliding door leading to a small adjacent terrace.

GROUND FLOOR
The Guest Bedroom Suite commands a superb position at the front of the house with en-suite shower, separate w.c. and wash hand basin. Sliding doors give access onto a substantial terrace with glorious Estuary views. Bedroom 4 and Bedroom 5 (both double) are also located on this level. Bedroom 4 enjoys the use of the family bathroom and has a unique outlook through sliding glass doors into an inner courtyard featuring beautifully sculptured plants with attendant lighting. Bedroom 5, with an en-suite shower room, also has access to the inner courtyard. In addition, there is a Utility Room and large linen cupboard at this level.

OUTSIDE The professionally landscaped gardens and terracing surround the house and are now wonderfully mature and provide privacy and create a stunning setting for the property. The trees and shrubs were originally imported from a nursery in Tuscany. From the garaging and parking, steps lead up to the main door past a substantial terrace and an attractive pond with surrounding established shrubs and trees. At the rear of the property, steps lead up to a series of terraces, beautifully planted with Italian pines and shrubs, creating different seating and entertaining areas, so that at all times of the day one can find full sun or shade. At the top of the garden there is a gate giving pedestrian and vehicular access out onto Bonaventure Road.

GARAGING The Lower Ground Floor of the property provides an extremely practical garage for two vehicles to be parked securely, with additional storage areas, access to the lift and separate shower room. There is also space outside the garage doors for 2 further vehicles to be parked off-road.

SERVICES Mains electric, water, gas and drainage.
