Property Description:

SITUATION The moorland village of South Brent stands in the valley of the River Avon under the southern foothills of Dartmoor National Park and on the northern edge of the lovely South Hams, fifteen miles from the centre of Plymouth.
The village is one with a strong community with three churches, one of which dates back to Norman times, a primary school and a wide variety of shops. There are well-regarded community colleges at Totnes and Ivybridge, approximately eight and five miles distant respectively, and both towns offer a comprehensive range of facilities for the wider community. Some of the finest beaches on the south coast, along with the South West Coast Path, are all within easy reach.
Situated just off the A38 Expressway, the village is well placed for quick access to Plymouth, Torbay and Exeter for which there are regular bus services. Rail services can be found at Ivybridge, approximately five miles distant, offering services to Plymouth, Totnes, Newton Abbot, Exeter St David's and on to Bristol, Cardiff and London.

DESCRIPTION A part glazed front door leads into the delightful reception room with a multi paned sash window to the front, engineered oak flooring and part wooden panelling, a handsome feature fireplace with a log burning stove on a slate hearth with a wooden mantle over and inset shelving to either side of the chimney breast a new double radiator (as part of the gas central heating), a part glazed door leads into the kitchen. With a multi paned window and part glazed stable style door to rear passageway, fitted with a range of wall and base units with oak work surfaces over and cupboards and drawers under incorporating a stainless steel sink unit with mixer tap, an electric double oven with gas hob over, feature splashback tiling, pantry-style shelving, space for a fridge, an under stairs cupboard and space for a table and chairs. A door leads from the reception room to stairs that rise and turn with a window to the rear. At the top of the stairs there are two over stairs cupboards and a large airing cupboard providing useful storage space. A door leads into the main bedroom enjoying a dual aspect with a multi paned sash window to the front and a further window to the rear and a new double radiator. There is also a lovely original feature fireplace with a cast iron insert on a slate hearth. A family bathroom fitted with a bathroom suite comprising a panelled bath, pedestal hand basin and low level WC, along with a heated towel rail, a separate electric overhead heater and exposed floorboards, completes the accommodation.

Outside through the stable door in the kitchen leads out to a rear alley providing access to the side of the house and also to the stone built barn which provides a superb area for further storage or use as a utility room, with plumbing for a washing machine and space for a condenser tumble dryer. To the rear of the property there is access via a footpath to Brent Island (a special conservation area) which is roughly 200m away where you can freely make use of the river for swimming and the island for easy dog walking.
Directly across the road from the cottage is the idyllic Wellington Square with benches to sit and relax and enjoy being outside.
