Property Description:

DESCRIPTION Originally built as RAF accommodation, this three bedroom semi-detached house offers the potential to create your dream home in the country. Whilst the property would benefit from improvement and modernisation, there is the opportunity to extend or create a loft conversion as others have done in Collaton Park (subject to any necessary consents). Situated on a private estate, the property enjoys a level private rear garden which backs onto the community orchard, double glazing and a garage. Collaton Park also has generous communal areas including off road parking, a community orchard and extensive grounds laid to grass, ideal for children to play or exercising a dog. There is the possibility of creating private off road parking to the front of the property or at the rear in front of the garage.

The front door opens into a hallway with doors to the sitting room and kitchen/diner. The kitchen/diner has a range of floor and wall mounted cupboards, laminate work top inset with 1½ bowl sink and drainer, a large free-standing range cooker with eight gas burners, two electric ovens (one fan assisted) and a separate grill. Windows and external door open out to the rear porch. A door from the dining end of the kitchen/diner opens into the sitting room, which overlooks the front and has a multi-fuel cast-iron woodburner. To the rear of the house is an open covered porch and open covered utility area and storage area. The utility area has electricity, water, plumbing and drainage for a washing machine and dryer.

Stairs from the entrance hall lead up to the first floor landing with doors to the three bedrooms, bathroom and airing cupboard housing the hot water cylinder with slatted shelves above. There are two double bedrooms; one to the front with views across to the communal grounds, fitted cupboards around the bed and a built-in double wardrobe, the other to the rear with views over the private rear garden to the community orchard beyond and built-in double wardrobe. Bedroom 3 is a single with views to the front and a built-in cupboard over the stairs. The bathroom has been adapted to be a wet-room with fully tiled walls, walk-in shower (electric), WC, pedestal basin, towel rail and electric fan heater. If required by the new owner, there is room to reinstate a bath with shower over.

SITUATION Collaton Park is a small private estate of former RAF homes, situated midway between Yealmpton and Newton Ferrers within easy commuting distance of the City of Plymouth. The residents own and manage the roads and communal gardens, roads and parking areas for their own benefit. The village of Yealmpton has a primary school, modern health centre, optician, dental practice, two public houses, a restaurant, village Post Office, general store and Riverford farm-shop. Collaton is in catchment for Ivybridge Community College (secondary and sixth form) for which transport is provided from the bus stop by the entrance to the estate.

In Newton Ferrers with its twin village of Noss Mayo there is an 'Outstanding' primary school, Post Office, Co-op Supermarket, chemist, three public houses and a sailing club. Newton Ferrers and Noss Mayo are renowned for their sailing facilities being on the estuary of the River Yealm and are within a short distance of the delightful South Devon Coastal footpath. A pedestrian footpath from Collaton Park through to Newton Ferrers links the two areas together and provides a safe walking route to the village. Collaton is, therefore, ideally situated to benefit from all the amenities that these three villages have to offer. The Yealm Harbour authority manages moorings on the river Yealm estuary, for which this property is eligible (subject to terms/conditions).

Plymouth itself is only about eight miles away and is an historic and vibrant waterside City, well provided with colleges, grammar and public schools, modern university, the Peninsula Medical School, Theatre Royal and cinemas, large department stores, cafés, bistros and restaurants. The leisure facilities are outstanding with superb watersports in and around Plymouth Sound.

OUTSIDE To the front of the property is a private garden with flower borders and lawn and a path leading to the front door. A path managed by Collaton Park Management CIC to the side of the house allows access to the community orchard and the rear garden via a gate.

The level rear garden has a patio area by the house, with the remainder laid to lawn. A detached garage has a pedestrian opening (door missing), up-and-over vehicular door and inspection pit. To the rear of the garden is a community orchard and wild flower meadow.

SERVICES Mains electricity, water and drainage. Partial central heating via two modern (April 2021) high retention storage heaters with individual thermostats, located in the hall and sitting room. Electric hot water cylinder. Bottled gas supply for the range cooker hob.

MANAGMENT COMPANY The residents of Collaton Park are shareholders of the Collaton Park Management CIC. This company is run by the residents for the benefit of the residents to manage and maintain the communal areas of the estate including roads, grassed areas, orchard, street lighting and communal parking areas. The vendor advises that a monthly charge of circa £17 is payable for this property.
